IF YOU CANCEL YOUR BOOKING

Cancellation takes effect on the date we receive your letter. If you cancel after we confirm your booking, you must compensate us for losses, as we incur costs from the moment you make the booking. The closer your cancellation is to the arrival date, the less likely we are to recover the costs by re-selling the holiday or components at the original price. Our cancellation charges therefore increase as the arrival date approaches, and you must pay us the sums up to the maximum shown below.

In the event of another one substitutes cancellation, by the holidaymaker, of booking confirmed, even if, the following penalties must be paid:

- If the cancellation is made after the payment of the deposit of the letting price, this amount will not be returned by NO PROBLEM VILLAS to the holiday-maker.

- If the cancellation is made from the day of payment of balance until 31 (thirty-first) days before the start of letting period, NO PROBLEM VILLAS will return to the holiday-maker the 50% of the letting price.

- If the cancellation is made from the 30 (thirtieth) to the 16 (sixteenth) days before the start of letting period, NO PROBLEM VILLAS will return to the holiday-maker the 20% of the letting price.

- If the cancellation is made less than 15 days (fifteen) before the start of letting period, NO PROBLEM VILLAS will not return to the holiday-maker any amount.

PLEASE NOTE: Cancellations must be notified by email at info@noproblemvillas.com or by fax at +39 0818774863 and will be countersigned by NO PROBLEM VILLAS and send back to you to confirm that we are aware of the cancellation.

IF WE CHANGE OR CANCEL YOUR BOOKING

It is unlikely that we will have to make any changes to your booking or cancel it; however, we do start planning arrangements many months in advance. Occasionally, we may have to make changes and correct errors on the website and other details before and after bookings have been confirmed. In the event of minor alterations, we will do our best to notify you before you travel. If a significant change or cancellation has to be made to your holiday arrangements, we will notify you as soon as possible. You may then:

- Accept the changed arrangements.

- Accepting an offer of an alternative holiday of comparable standard from us, if available (we will refund any price difference if the alternative is of a lower value).

- Cancel your booking completely, in which case we will refund you all monies paid by you.

MINIMUM LETTING PERIOD

The minimum letting period is generally one week, from Saturday until Saturday. In particular cases (where specified in the schedule of property or by agreements made directly with NO PROBLEM VILLAS), the minimum stay can be even of 2 (two) nights.

ARRIVAL AND DEPARTURE

Arrival: the holidaymaker is kindly asked to present himself on the arrival day, at the property booked or in the place previously agreed, usually from 2.00 p.m. until 8.00 p.m.

Departure: on the day of departure, the holidaymaker is kindly asked to leave the property until 10.00 a.m.

Every change of arrival time must be communicate (maximum 7 days before the arrival day) by email at info@noproblemvillas.com and must be approved by NO PROBLEM VILLAS.

In case of unavoidable delay (on the arrival day), the holidaymaker must call the NO PROBLEM VILLAS Customer Service (tell: +39 0818774863 or +39 3393323477) that will make all possible to ensure the check-in. In the event that the owner cannot be found, or if the holidaymaker fails to arrive within the time period stipulated, the owner, his representative or NO PROBLEM VILLAS will not have any liability.

UPON ARRIVAL

On arrival, the holidaymaker must show the rental voucher and the passport or identity card to the owner or to his representative, to enable them to proceed with the necessary registrations requested by the Italian law.

SECURITY DEPOSIT

When the keys are handed over to the holidaymaker, the deposit, as stipulated in the property description, must be paid, in cash (in Euro), to the owner or his representative. Such amount will be refund to the holidaymaker at the end of the holiday, less any deduction made for any damage caused to the property. The owner (or his representative) may refuse access to the property if the deposit is not handed over. Should the holidaymaker decide to leave the property prematurely, the owner (or his representative) is authorized to refund the deposit to the holidaymaker by post (less any eventual deduction for damages) only after having checked the inventory and the property in question. NO PROBLEM VILLAS declines all responsibility in case of dispute between the holidaymaker and the owner regarding the deposit.

NUMBER OF PERSONS

The number of persons (adults and children) staying at a property must not exceed the number of sleeping places indicated in the property information. Exceptions are made in case of infants less than 2 (two) years for whom the holidaymaker brigs a travel cot and the necessary linen.

Exceptions are stated in the property description.

ORDER - CLEANING - MAINTENANCE - HEATING

The properties will be handed, to the holidaymaker, over clean and tidy and in good working order.

The holidaymaker is obliged to hand over (if is shown in the price list of the property) to the owner or to his representative the amount for the cleaning of the property. This amount does not, however, include the cleaning of the kitchen corner (dirty dishes, etc) or the removal of rubbish, which are the holidaymaker responsibility. If this has not been done, the owner (or his representative) is obligated to charge additional expense in addition to the amount due. Given the situation regarding the energy supply and the laws currently in force in Italy, the use of heating is controlled by regulations that vary from region to region (in our area can be switched from November to April).

Costs for linen (if is shown in the property details booked) have to be paid to the owner or to his representative.

EXTERNAL MAINTENANCE

The owner (or his representative) has, if necessary, free access to the property for essential maintenance purposes (garden, swimming pool, etc.).

RESPONSIBILITY AND COMPLAINTS

NO PROBLEM VILLAS visited and checked each property. The descriptions appearing in the NO PROBLEM VILLAS property information are accurate and have been done in good faith. However, NO PROBLEM VILLAS declines all responsibility for any modifications made by the owners without our knowledge. In the event of any problems on the arrival day, the holiday-maker undertakes to do his best to solve or minimize them in order to avoid the prejudice that may result; if this is impossible for the holiday-maker, he must immediately get in touch with NO PROBLEM VILLAS by telephone (tell: +39 0818774863 or +39 3393323477) and confirming the complains in writing within 24 hours. Any person that leaves the holiday home prematurely without any explicit authorization from NO PROBLEM VILLAS and without having sent notice in writing as mentioned above will forfeit any right to an eventual refund of the letting cost. No complaint presented upon the return of the holiday will be taken into consideration. If for any reasons beyond its control (including force major), NO PROBLEM VILLAS should be unable to provide to the holidaymaker the property that he booked, it reserves the right to transfer him to a similar property. If the price of the substituted property is lower, the difference will be reimbursed to the holidaymaker but if the price of the substituted property will be higher, the difference will be charged to the holidaymaker. If, however, any agreement can be reached both contractual parties are authorized to cancel the contract. NO PROBLEM VILLAS will refund to the holidaymaker only the letting price he paid, any other kind of refund is excluded.

NO PROBLM VILLAS is not responsible for any physical injuries caused to the holidaymakers during their stay at the property. It is, therefore, highly recommended that the customers purchase comprehensive travel insurance prior to their trip.

PROPERTIES

It is understood that the properties BSV is offering are not official tourist structures, such as hotels, residences, etc, but private houses. Being such, they do not have standards or categories recognized internationally, rather they reflect, in their architecture and furnishings, the local traditions and personal taste of the owner. NO PROBLEM VILLAS has been careful to choose properties in a quality range minimum and maxim, which it maintains that any citizen of Europe and indeed of the world can find satisfaction.


DISCLAIMER

NO PROBLEM VILLAS does not accept any liability for any loss, damage, or additional expenses incurred by the holidaymaker or any member of the holidaymaker’s party regardless of the cause. NO PROBLEM VILLAS does not accept liability for any injury, death, loss, inconvenience or damage, alteration, delay or cancellation of the booking as a result of war, threat of war, riot or civil strife, terrorist activity (threatened or actual), natural disaster, fire, sickness, weather conditions, action at an airport or port by any government or public authority, technical problems relating to transport , mechanical or electrical breakdowns or with the holiday-maker's accommodation or other circumstances beyond the NO PROBLEM VILLAS control.

JURISDICTION


In the event of controversy arising from the booking and the letting, only the Courts of Law in Sorrento can deal with the matter. Making the booking implies that NO PROBLM VILLAS General Conditions have been understood and have thereby been accepted without reserve and without exception. If any of the conditions of this contract have become invalid (or were invalid) or if in this contract, there should be a gap, the other conditions cannot be contested.
